In
January 2004, MHDC awarded Carlson Gardner, Inc. state and
federal low-income housing tax credits and state and federal
historic tax credits to fund the historic redevelopment of the
Englenook apartment building and three adjacent two-story
historic homes in the Walnut Street Historic District in
Springfield, Missouri. These properties are located in
the middle of a downtown revitalization effort that the City has had underway for several years.
All four buildings, which were built in the early 1900's, are
already on the National Register of Historic Places. The
three two-story brick buildings were originally upscale
residences in the first half of the 20th Century. In the last few decades,
they have been
converted to small apartment houses, each having four to six
apartments. Englenook apartment building, which contains 32 efficiency
units, has consistently been used for apartments since
pre-World War I.
Renovation for all four building calls for development of
26 one-bedroom one-bath units and 6 two-bedroom two-bath
units. Rent will include utilities for water, trash and
sewer. Each unit will have central heating and air
conditioning, dishwasher, hard-wired Internet service provided
in every unit, garbage disposal, range and oven, refrigerator,
carpeting and mini blinds.
Renovation is scheduled to begin in the Summer of 2004 with
completion scheduled for September 2005.
