In 2004,
Carlson Gardner will begin the historic restoration of the
1880 Englehart-Winning Facade Property and adjacent Pilgram
Building in downtown St. Joseph, Missouri. Currently
the Facade Building consists of only a facade. The
structure behind the facade was destroyed several years ago
and the preservation of the facade is a matter of highest
priority for the City of St. Joseph. The Pilgram
Building is intact, but has been closed up for the last few
years.
These buildings were constructed in the late 1800's in the
garment district of St. Joseph. Listed on the National
Register of Historic Places as part of the Wholesale Row
Historic District, the buildings are situated in one of the
few entire blocks of vintage Victorian warehouse buildings
still standing in Missouri. In fact, the district is
said to be the only intact example of the only type of
architecture of its kind left in the country.

The existing structures will be converted into 13 one-bedroom
one-bath units and 11 two-bedroom two-bath units. Each
unit will have central heating and air conditioning,
hard-wired for free Internet access, dishwasher, washer and
dryer provided, garbage disposal, range and oven,
refrigerator, carpeting and mini blinds. Part of the
unique design for this property will be an interior four-story
open courtyard/atrium, which will be enjoyed by all four
stories of the apartments.
