Carlson Gardner will begin historic renovation of the Drake
Hotel on the square in Carthage, Missouri in the Summer of
2005.
Built in 1922, the four story, fireproof building is located
in Carthage, Jasper County, Missouri at 406 Howard Street
where it was originally built as a much anticipated community
improvement project. When completed, the hotel was
unsurpassed in the southwest for attractiveness and modern
conveniences. With a full basement and garden roof, its face
brick ornamentation and decorative Carthage stone complimented
a hooded, iron portico to offer a dignified main entrance for
this community landmark. Quickly gaining national
recognition, it would forever be an important cornerstone of
Carthage’s history. Restoration of the building is essential
to the City’s efforts to revitalize its downtown making it the
“number one development project” for the City because of the
potential impact for the entire community.
The existing
boarding-room style units will be converted to 23 one-bedroom
units with one bath (approx. 560-770 square feet) at a rental
rate of approximately $375 per month, 2 two-bedroom units with
one baths (approx. 800 square feet) at a rental rate of
approximately $395 per month, and 1 two-bedroom units with two
baths (approx. 923 square feet) at a rental rate of
approximately $410 per month. The rental rates include water,
trash and sewer paid. Each unit will have central heating and
air conditioning, dishwasher, garbage disposal, range and
oven, refrigerator, microwave, carpeting, mini-blinds and
washer & dryer units provided for the residents. Every unit
will be hard wired for Internet access.
The first
floor will feature lobby and common areas which will be
restored and redesigned to reflect the grandeur of its era. A
community room with a service kitchen will serve the residents
as a place for social gatherings and activities and will be
centrally located on the first floor near a leasing/management
office. The original atrium opening to the second floor will
be restored along with a beautiful skylight over this area.
The restoration of the original canopies on the north and east
elevations will provide an important feature in recreating the
historic ambiance of this building. Additionally, the
restoration of the original marble floors, staircase, and
filigree will be a key element in re-igniting the community’s
love for this fallen treasure.
